Overwater villas in the Maldives split into three types: standard, with a private pool, and larger residences. An overwater villa in the Maldives — also sold as an overwater bungalow or water villa — is a room on stilts over the lagoon, reached by a jetty, with steps into the water from the deck. The useful split is not the brochure name. It is whether the villa is a standard water villa, a water villa with a pool, or a larger residence, and whether a beach villa would actually suit the trip better. It does not name a best resort or a nightly price: hotel pages here are live availability, and they are not a published catalogue.
Standard overwater villas
A standard overwater villa — water villa, lagoon villa, ocean bungalow — is the room on stilts with a deck and a ladder, and no private pool. Resorts use those names interchangeably. What you are buying is lagoon access from the deck, a walk along the jetty to dinner, and less sand than a beach villa.
What is under the villa matters more than the label. A villa over sand has little to snorkel. A villa over reef can. The same island often has both, in different rows. Ask which, for the exact room name on the rate, before you treat the hero photograph as the category you will get.
Entry rows are often the ones closest to the island and to neighbouring decks. End-of-jetty units are a longer walk and usually the more private ones. Neither is written into the word "standard".
Overwater villas with a pool
An overwater villa with a pool adds a private pool on the deck. It is a different product from a standard water villa, with a different rate. The pool is usually a plunge pool for cooling off, not a lap pool. Photos of the exact category are the check: a shallow reflecting basin is not the same as a pool you can swim in.
The pool earns the upgrade when you will actually spend the middle of the day on the deck — honeymooners who want the villa to be the holiday, or a week when the lagoon at the ladder is shallow or choppy. It earns less when you leave every morning on a boat. In the drier months a calm lagoon is already at the ladder, so the pool is often redundant. In a wetter month such as September, a rained-off afternoon is when the pool changes the day. Overwater residences
A residence is the larger overwater category: more than one room, sometimes arranged so a family or a group shares a deck instead of splitting a beach villa and a water villa. Resorts do not use the word consistently. Read the room name on the rate. A "residence" that is a renamed standard water villa is not this category.
The extra space does not remove the ladder, the jetty walk, or the open water at the steps. Families with small children should still read the Maldives family resort guide before defaulting to water. A beach villa with more than one bedroom is often the calmer layout.

Overwater villa or beach villa
A beach villa is usually the lower rate, closer to the restaurants, easier in the heat because sand and shade are at the door, and the better room with small children. An overwater villa buys separation from the island and water directly below the deck, which is the photograph most people book the Maldives for.
If the lagoon under the overwater villa is sand rather than reef, the beach villa wins on swimming as well as on price and convenience. Split stays — a few nights of each — are sometimes possible; ask, and do not assume the resort will offer it.

Sunrise side or sunset side
Most overwater jetties run along the east or west side of the island. Sunset villas face west. They are the ones people book for golden hour on the deck, and they are often the higher rate. Sunrise villas face east, are quieter in the evening, and are often the lower rate. Some sit closer to a house-reef drop-off. That last point is island-specific; ask, do not assume it.
Privacy is jetty position more than compass direction. An end villa on the sunrise side can be more private than a middle villa on the sunset side, because fewer neighbours overlook the deck and the walk to dinner is longer. A pool does not by itself make a villa private if the next deck is a few metres away, or if boats pass the ladder.

What overwater villas cost
This site does not publish a resort price list, and a nightly figure copied from a brochure would be out of date the week it was typed. Price level follows the same bands as the rest of the Maldives. Festive weeks, especially around Christmas and New Year, and the drier months are peak. May, June, September and October are the low band on the month pages, and September is the month treated as the lowest. A pool villa sits above a standard overwater villa at the same island, and a residence sits above both. How far above is the live rate for that room name.

There is no indexable resort page to send you to. Routes under /hotel/ are live availability and are blocked from search. The table uses only what the atoll guides already say about overwater stock, then you search rates for the villa type you chose.

How to book without regret
Shortlist three villa categories maximum across two or three resorts. Compare orientation, pool presence, cancellation terms, and total trip cost, not just the nightly rate. If wedding or anniversary dates might move, prefer refundable rates even when they cost more.

Common mistakes
Booking the cheapest overwater category on the longest, noisiest jetty without checking orientation or distance from the main island. Ignoring seaplane daylight rules when the resort sits three atolls away. Assuming glass floors, outdoor tubs, or pools exist in every water-villa tier.
Over-scheduling excursions is another classic error. An overwater villa rewards slow mornings, ladder swims, room-service breakfast, pool time. If every day is a full-day boat trip, you paid for a deck you barely use.
Fix these by deciding your non-negotiable first: orientation, pool, reef, or transfer simplicity. Then filter ruthlessly. Two well-matched options beat eight dreamy maybes.
Packing and reef manners from your deck
Pack reef-safe sunscreen, sandals for hot decking, a light wrap for breezy evenings, and a dry bag for boat days even if you plan to stay villa-bound. Phone pouches help for ladder climbs and snorkel selfies without salt-water casualties.
Do not feed fish from the ladder, stand on coral at low tide, or discard anything overboard. Towel and laundry requests add up environmentally, reuse when practical without performing austerity for Instagram.
An overwater villa puts you inside the ecosystem you came to admire. Treat the lagoon as a shared home, not a private aquarium.
